Camden College Park Project Overview

Camden at College Park

Anyone who has visited the Ikea in College Park recently has no doubt noticed that the Camden College Park project is under construction. When it is completed the project will include 11,545 square feet of restaurant space, a 3,891 square feet drive-in bank, 23,564 square feet retail, 21,180 square feet office, 508 apartment units, and 12 townhouse units, according to county documents. For the County approval documents look for “Ikea Centre” on this website.

Camden College ParkAlthough we were unable to locate the detailed architecural renderings and site plans from when the project was approved in February 2005, the project’s general contractor has posted the rendering above to their website and has this gallery of construction photos, including this view from the IKEA parking lot from December. The developer’s website says the project is expected to open Fall 2007.

    I have a simple question. Are these building going to be apartments or condos. The reason I am asking is I am interested to purchase a condo. I live in the Beltsville area and I adore the community of College Park.

    The Camden will have only large townhouses as for sale units, though the parking for them will be in an adjacent parking garage.

    Other posible condos may be townhouse units associated with the JPI project at Route 1 and Cherokee. The townhouses would be located between the proposed aparments to the west and the existing homes to the east (with a small chance they might be sold as condos).

    Apartment style condos are a few years away it appears. Monument is seeking to build an 18 story building a short distance north of University Niew (Northgate Condos) containing about 200 units at a price in the $375 a square foot range.

    The City. in conjuction, with Capstone is exploring the construction of about 150 condo units in a 9 story building on Knox Road (downtown), just east of US 1. A third condo project with about 300 units in a 12 story building has been proposed to replace the office building immediately north of University View. The property is now owned by the developer of University View. A fourth condo project has been proposed for some land sandwiched between College Park and College Heights Estates that would be located about 1/2 mile west of Route 1.

    I don’t see any apartment condo units becoming available in the next 30 months in College Park.
